Richardson Tech Campus
The Challenge
A 240,000 SF multi-tenant office campus had a Siemens BAS installed in 2011 that had never been formally commissioned. Tenants complained constantly about comfort. Utility bills had increased 18% over three years. The property manager assumed the system needed full replacement — a $900K capital expense.
What We Did
We started with a full system audit — pulling 90 days of trend data, reviewing all sequences against original design documents, and walking every mechanical room. We found 22 critical faults: a cooling valve stuck at 70% for over a year, AHUs running simultaneous heating and cooling on 6 units, and occupancy schedules still set to construction defaults. No new hardware was needed. We corrected sequences, calibrated 34 sensors, updated all schedules, and enrolled the building in Oncor's demand response program.

Las Colinas Mixed-Use
The Challenge
A 310,000 SF mixed-use development had grown over 10 years through three separate construction phases, each with a different BAS: Johnson Controls Metasys on floors 1–6, Siemens Desigo on floors 7–14, and a Trane Tracer system in the retail podium. Three separate operator workstations. Three separate alarm systems. No unified view of the building.
What We Did
We deployed a Tridium Niagara N4 supervisory layer as the integration hub. BACnet drivers connected to Metasys and Siemens; Modbus TCP bridging brought in Trane data. All three systems now surface to a single unified operator workstation with a common alarm model, shared trend database, and occupancy-based logic that coordinates HVAC across all three platforms simultaneously.
